Rosedale Update

- I-35 to Main Street — In order to accommodate the widening of Rosedale from its current 80 feet to 118 feet, 15 property parcels have been acquired. Two additional parcels are scheduled for condemnation hearings. Underground utility work (gas, water, sewer) will begin before the end of the year. The Texas Department of Transportation will let the major roadway construction contracts on March 1, 2001 with construction to begin within six months from that date. Main Street to Forest Park - 89 of 100 parcels have been acquired, numerous structures have been removed, and 11 additional properties are scheduled for condemnation hearings. The value issues should be resolved within six months. Utility work will be done next spring and summer. Road construction contracts are to be let in January 2002 with construction work to begin in the spring of 2002.

Vickery - Now that a number of issues involving the design of the intersection of Vickery and Hemphill are resolved the final engineering can be done, the environmental impact statement can be completed, and the City can begin acquiring property. Recall that this project will connect the intersection of I-30 access/exit ramp at Henderson with the current alignment of Vickery at Jennings with a new four-lane divided boulevard. Construction is projected to begin in October of 2001.

Henderson 2-way - Henderson Street between Pennsylvania and Rosedale will begin handling two-way traffic in May 2001. Fifth Avenue through the Harris Methodist campus will be privatized and become part of the hospital campus driveway and pedestrian network. Modifications will be made to the traffic signals, signage, curbs and lane striping. Construction will begin in February 2001with completion in May 2001.

Women's Center - The Women's Center of Tarrant County has decided to purchase the building they currently lease at 1723 Hemphill (just south of Hemphill Presbyterian Church). The decision to permanently reinvest in the Medical District was reached after considering numerous other central city locations. The purchase reflects the Center's judgement about the convenience of the site, access to public transportation, visibility on a major corridor, real estate cost, and an underlying optimism about what Hemphill Street will become.

Associated General Contractors - AGC will be expanding their office building at 417 Fulton (east of Henderson & north of Pennsylvania). They have purchased additional land and will be adding 4,000 square feet of new office space to the structure. Organizational change will result in a consolidation and expansion of the activities of the Fort Worth and Dallas Chapters of AGC. A new larger entity will be created with offices in both cities. This new AGC organization will represent 2,000 construction companies across North Texas and will be the second largest of the 100 AGC chapters in the country. The remodeling of the Fort Worth office will be done in three phases and should be completed by April 2001.

Pointwise, Inc.

- Pointwise is purchasing the Biccochi building at 215 S. Jennings and will move their headquarters from the International Plaza building in southwest Fort Worth to this remodeled historic structure just south of Vickery. Pointwise develops very sophisticated software to help engineering analysts solve problems - grid generation and pre-processing for computational fluid dynamics (CFD) and finite element analysis (FEA). An application of this technology is the computer simulation being used to help certify and ensure safety for a specially modified Boeing 747 that will carry the world’s largest airborne telescope in 2001. www.pointwise.com

PHPR, Inc. -

Paige Hendricks Public Relations will be relocating their offices to a remodeled historic building at 1253 W. Magnolia. The company was formed in 1978 in Dallas, moved to Fort Worth in 1984, and has been headquartered at two locations in the cultural district. Paige says this is the 4th and final home for her business. They have six employees and offer public relations consulting services to professionals and public corporations across a range of business sectors with both local and regional clients. www.phprinc.com

Residential

- In March 1999 Dallas based multifamily residential consulting firm Foley & Puls, Inc. published a report that advised lenders and equity sources to avoid new investments in multi family projects in Fort Worth, where by their reckoning there was more than a five-year supply of new apartment units. This negative report was one of the reasons Phoenix Property Company elected in August 1999 to disengage from the 309 unit residential and mixed-use project proposed for the former Norwest Bank site at Magnolia and Hemphill. This was disappointing because a 1995 survey indicated that 17% of 30,000 Medical District employees would consider living in the District if there were satisfactory housing options. In Foley & Puls third quarter 2000 "Trends" report, they say "Fort Worth is in the best inventory position of the five major Texas markets, with less than a one-half year’s supply of product in the pipeline." Even the experts…

MedTech Center - The Fort Worth Medical and Technology Business Incubator has been officing in our building on Mistletoe Boulevard during its own incubation period. Fort Worth South has supported the initiative with non-cash administrative support. The project grew out of the Strategy 2000 defense conversion work started by Mayor Kay Granger in 1994 to deal with defense sector job losses. The concept is to capture ideas and talent and to assist entrepreneurs to commercialize new technologies and create greater economic diversity in Fort Worth. MedTech Center will eventually (June 2002) move into remodeled space on the James Guinn campus adjacent to the Business Assistance Center at the corner of Rosedale and I-35. However, in the meantime they will be relocating from our office to larger office and manufacturing accommodations in the former Ben Hogan corporate office at 2912 W. Pafford Street in south Fort Worth. The new space provides leasable space for incubator clients. MedTech is a privately funded non-profit organization. The current stakeholders are Fresnel Technologies, Harris Methodist Fort Worth, Japanese External Trade Organization, Johnson & Johnson Medical, UNT Health Science Center, Osteopathic Health System of Texas, PacifiCare Health Systems, and Propharma, Inc. www.medtech.org

Evans Avenue - The document defining the redevelopment vision for the Evans Avenue corridor between Terrell and Rosedale is in its final form after almost a year of work and collaboration with all the interested groups. The plan defines a mix of economic development options, historic preservation targets, and design elements for the 14-acre site. The City of Fort Worth has purchased about 40% of the land area and will facilitate the redevelopment of the area. The project will likely be introduced to the City Council at their November 14 meeting.

FWS Board Meeting - Fort Worth South’s Board of Directors met at the T&P Depot on October 10 to review the company's performance through the first nine months of the year. A resolution was approved that accepted Fort Worth South's Urban Design Guidelines and encouraged a collaborative effort with Downtown Fort Worth, Inc. and the City of Fort Worth to explore how the guidelines could be implemented. The Board also voted unanimously to support a resolution that recognized the importance of the development of a first-class, theme hotel at the T&P Station and encouraged public facilitation of the project.

During the first 9 months of this year the company generated dues revenues from members of $171,198 and incurred expenses of $175,233. On September 30, cash on hand was $8,248, receivables were $6,375, and accounts payables were $9,740.

The next board meeting is scheduled for 4pm, January 9. Members and guests will be invited.

Donation - Our thanks to Shauna Gheen, VP of Frost Bank’s Medical District facility located in the Harris Methodist office building, for donating four surplus vertical filing cabinets to Fort Worth South. They have been put to quick use and we are grateful for the improvement.
