Zone
Much of Fort Worth
Southside Development District has been designated as a Neighborhood
Empowerment Zone. Development
incentives are available under this City program.
The Zone becomes
effective when Magnolia Village (an area adjacent to the intersections
of Hemphill, Magnolia and Rosedale) are rezoned Mixed-Use
Zoning Category 1 (MU-1).
This petition initiated zoning change is expected to
be complete by the end of 2002.
Incentive available to new qualified developments under
this program include: Fee Waivers - all building permit related
fees, plat application fees, Board of Adjustment application
fee, demolition fee, structural moving fee, Community facility
agreement application fee, zoning application fee, street
and utility easement vacation application fee, and impact
fees; Release of City Liens - weed, demolition, board up/open
structure, and paving liens.
Tax abatements
are not available within most of the development district
because there is already a Tax Increment Finance District
in place. Taxing
jurisdictions canít not give away future tax revenues twice!
