In many ways Magnolia Green symbolizes the revitalization progress of the last decade.

The 12-acre project was the first major multi-phase, mixed-use development to be constructed on the Near Southside.

The project was made possible through a unique public and private partnership led by members of the Darden family, Red Oak Realty, City Council members Wendy Davis and Kathleen Hicks, City staff from multiple departments, and Fort Worth South, Inc. past-president Don Scott and current president Paul Paine.

The project has spanned over eight years, with land still available for future development.   It began with the construction of a new Wells Fargo bank within a 35,000 sf Class A office building at 901 W. Rosedale, completed in 2005.

Subsequent phases included:

  • New 50,000 sf medical office building at 800 W. Magnolia that is now home to the Center for Cancer and Blood Disorders and the Harris Methodist Cyberknife Clinic.
  • New 50,000 sf medical office building at 900 W. Magnolia now occupied by multiple medical clinics.
  • Public Parking Garage - City Council Members Wendy Davis and Kathleen Hicks joined Red Oak Realty and FWSI to cut the ribbon on the TIF-sponsored, 320-space parking garage on October 5, 2006.   Half of the spaces are reserved for public use during the week, and the entire garage is open to the public for free parking on the weekends.
  • 17 new Magnolia Green Townhomes by Village Homes.   These townhomes were the fastest selling townhouse project on the Near Southside, selling out just a few months following completion in 2007.
  • One-acre public park as the centerpiece of the Magnolia Green development.   This public park was completed in conjunction with the townhomes, and provides the Near Southside with a large public park suitable for special events as well as informal recreational use.
