The Near Southside was originally developed in the early 1900s as a mixed-use district, i.e., a part of town that included a mix of houses, shops, offices, and community institutions, all within easy walking distance.

Along some streets, such as Magnolia Ave. and S. Main St., there were often a mix of activities within the same building, with shop owners and their families living above the stores and restaurants.

Today, rising gas prices and a renewed appreciation for city life has brought that type of mixed-use development back in style.

Fort Worth South, Inc. worked with the City to get rid of the misguided regulations that once made it illegal to mix uses, and developers are responding with great new projects that combine cool living units and modern work spaces.
