Daedalus Development completed this pioneering mixed-use project in the late 1990s.
The project included the adaptive reuse of two historic buildings: the former Modern Drug building at Hemphill and Magnolia and an adjacent building just to the west.
Both were renovated for ground floor retail use and upper floor loft apartments. Southside Bank is the primary retail tenant, with Hot Damn, Tamales! in an adjacent building to the west.
The project set the stage for the creation of new mixed-use zoning classifications to be used in designated urban villages throughout the city. Before those MU classifications were created, it was illegal to do mixed-use development outside of Downtown unless developers like Daedalus went through an arduous "PD" Planned Development re-zoning process.
Description of former Modern Drug Building from Historic Fort Worth's Southside Survey: "Built in 1927, it first housed the W. B. LaCava Clothes Cleaning business. In 1939, Frank Hamra opened Modern Drugs on the premises, which remains an institution in the area...The building is a contributing resource in the Fairmount-Southside Historic District (national) and was designated as a Historic and Cultural Landmark in 1997."
