Beginning with the 1995 Strategic Plan, a conceptual redevelopment plan has been maintained and updated to depict the vision for future land use on the Near Southside.
This plan is consistent with the future land use map in the City's Comprehensive Plan but provides a more detailed vision for the district.
One of the challenges over the years has been an inconsistency between the redevelopment plan and the district's zoning and development standards. The plan envisions mixed-use, urban development, but the district's zoning, until recently, made this type of development illegal.
In November 2007, the City Council eliminated this inconsistency by approving a comprehensive rezoning of the entire district, creating a new urban design district within which the Near Southside Development Standards and Guidelines apply. The conceptual redevelopment plan served as the basis for the rezoning.
