General overview of primary steps:Within the Near Southside Development Standards and Guidelines (PDF), developer identifies applicable development zone and street classification for the property and reviews all pertinent sections of the Standards and Guidelines.
Developer prepares conceptual plans in accordance with pertinent standards and guidelines.
(Optional but recommended) Developer consults with FWSI staff about project, compliance with standards, NEZ program, TIF, City review process, and/or other issues.
(Optional but recommended) Developer meets with City staff from Planning & Development, Transportation & Public Works, Water, and Fire departments to define and resolve any platting and/or infrastructure issues.
Developer submits plans and Application for Certificate of Appropriateness to Planning and Development Department by deadline. (Urban Design Commission Calendar)
Fort Worth South, Inc. Design Review Committee conducts informal review and provides comments to staff and Urban Design Commission (UDC). FWSI Design Review Committee may request the developer to attend their meeting if issues or complexity warrant a presentation.
City staff conducts independent review for compliance with standards and guidelines. Staff approves projects that clearly conform to all development principles and standards. Others are submitted for review by the UDC.
UDC reviews at their monthly public hearing (download calendar [new window: UDCCalendar2008.pdf]) projects that require interpretation and/or do not clearly conform to all standards.
UDC or staff issues Certificates of Appropriateness (COA) for all approved projects.
Board of Adjustment approval required for height and setback variances; UDC authorized to approve other waivers (e.g., roadside or architectural standards).
